leaking chimney

My chimney is in a mess and there is water leaking through into the ceiling and wall beneath it.
From the roof window I can see that the sides of the chimney have moss growing out of them.
However the inside wall of the chimney up the attic is bone dry, which I find odd.
So what do I do?

leaking chimney

Check the flashing on the chimney and the crown.
