Home insurance says i have to replace roof!


Hello,

I recently purchased a home (2 months ago) and now the home owners insurance has decided to cancel my insurance because "Lifting, and missing shingles, granular loss on the roof. and roof would need to be replaced due to it has less than 5 years left" - I will take photos and post them when I get home. I was told the roof was fairly new by both the home inspections guy and the seller. It does have a few missing shingles, but the other shingles do not look that old. My question is though, how much would it be to replace my roof? It's about a 1000 sq ft.

No one here is going to be quoting any prices.
Going to have to make some local calls to some roofers for that.
That a very small roof, why not just do it yourself and save the money?

I was actually thinking of replacing it myself, but just wanted an idea of how much materials would be. Also wanted to take photos to see how bad the roof actually is. The seller told me differently, and when I purchased the home the roof had snow on it.

Pictures would be great.

Might want to see if you have any recourse from the seller but I don't know if that's a "buyer beware" thing or not. Insurance has every right to demand it if it's true.

I don't have much affection for "home inspectors".

Price out material at your local HD or lumber yard. Doesn't sound like it's going to be a lot.

#1 go back and add your location to your profile, just go up to quick links and edit.
Unless we have some pictures of the house it's hard to suggest how hard it would be to replace.
A simple ranch style house is simple to do.
Just would not suggest trying to do it in the winter time.

Fairly new by a seller & a Home Inspector, means that the roof was done around ten years ago. They are like politicians. That means you know they are making a lie, due to their mouths are moving.

I want pictures of this if this happens. Just make sure that you have not only your will paid in full, but you also have checked to make sure your medical insurance covers falls off of roofs.

The infamous "Home Inspector" strikes again. Sue the inspector, and the entity that recommended them.

10 squares is a very small roof indeed. You better check your numbers.

Don't waste your time trying to sue the inspector , I am sure there's a clause in his contract that releases him from suits.

The inspection is an opinion thats all.

I know people that try-ed and wasted countless hours and money and never collected.

10 square does sound small. I'm not sure how much landmarks are going for these days. We will figure $80 dollars per square. So 800 dollars you have the shingles. You will also need some matching ridge shingles. I going to say 125. Your going to need some 30 pound felt. Not sure what its currently going for. We will guess 100 plus dollars. Your going to need some apron. I don't have a clue how much apron goes for.

Ps. 3 bundles equally 1 roofing square.

The first photo is what most of my roof looks like, and the other part is a section that obviously was not done correctly and the inspector stated that this was also where the swamp cooler used to be. I will take more photos since the snow has melted quite a bit since those were taken by the inspector. I obviously knew that this section would need to be replaced, but not the entire roof??

Oh and gregzoll-of course by "replacing the roof myself"...i mean having my manly friends do the labor. I just do dishes and clean...ya know...typical womanly things. I'll take a photo of myself helping replace the roof if you take a photo of u with an apron on. Deal?

The pictures are lousy, so try again when the snow melts. Photo 1 does not even look like the same roof as photo 2, but its hard with these photos.

Get back and take a wide view of the front and back of your home in decent light, then take some close ups, up on the roof and post them. The inspector did'nt offer to replace the roof did he?
