Help My Roof is Leaking!


My roof has been leaking for awhile, I couldn't get up there in my small crawlspace so today I cut a hole in my roof to see what was going on:






now obviously this is a big deal, i have a friend of the family coming over tomorrow to look at it, but how serious is it? it seems to be leaking between the cracks of the sheathing boards, some of which are pretty rotten. the joists and beams seem fine, solid as a rock. can you just replace that secion? or does the whole roof have to be ripped up?

Your Problem is on the Outside,.... The Roofing is Leaking.......
Any Repairs needed will be done from the Outside......

Well,........
Except for fixing that new hole in your Ceiling............

This looks like more than a leak. I would call it more like total roof failure from the pics. From the extent of damage it looks like, it seems to be a flat roof deck, is it.? I would do no less than strip the whole roof and assess the damage to the decking and framing. Looks like lots of deck replacement at best, and some extended drying time before closing the space up again.

its not a flat roof, it is angled, not sure on the pitch, its not real steep. the boards i can see farther up the roof look like they are in a lot better shape, this is right on the edge above a window.

Ayuh,.........

Without knowing What's on the Outside,+ Whether It needs Replacing,.......
This whole thing is kinda moot........
Until you Stop the water, Before it penetrates the Roofing,.....
There's Nothing that can be done Inside.......

Once the Roofing is Removed, the decking can be repaired in the areas that need it,....
Then New Roofing can be installed.....

yeah i can post one later when i get home from work.

the shingles are new from right b4 we bought the house.

from what i understand, finding out where the water is coming from is the tricky part?

The roof was installed before you bought the home.

about 2.5 years ago i guess, supposedly the roof had a three year warrenty.

Do you have a written warranty?

Does the roof currently have snow/ice on it?

Does the roof have shingles or is this a membrane style roof?

my wife is looking for what paperwork we have as we speak.

no snow or ice yet.

its the asphalt shingles, or whatever they are made of.

Do you know if this was a re-roof or was the old roof torn off down to the wood and replaced?

If it is only 2 years old then this newer roof should not be leaking.

Is there a chimney or other type of roof penetration near/above this leak?

thats what we are trying to figure out, it was presented to us as a "new roof" we want to find the paperwork to see what work was actually done, i remember looking at it, but i dont remember what it said.

there is a chimney, but it does not penetrate the roof.
