Help- leaking flat roof, alum?metal?
Ok i bought our house 3 years ago and no leaking until now. The house was built in the early 70's and in the early 90's an addition was made with a flat roof. 75% of the roof is pitched and covered in tile, the flat roof is appx 20x50 metal with a few layers of sealer/paint on it. The top layer is silver not sure what it is at least 3 years old, the layer i can see under that is black also unsure what it is. The roof is leaking in several spots, 2 spots around the A/C duct and 2 spots in opposite corners, also there is damage to the wood fascia boards. The first step i believe is to take down the wood fascia boards to expose the beems behind them to check for any rot or damaged wood, however i am having trouble taken down the fascia because the metal roof has a lip over the side of the house about 3" long, it is not nailed down it seems to be just bent over, i can pry it up but i am unsure if this is the way to go about it? If i should just pry it up than remove and replace all the wood do i then just bend it down and nail it in place? after i replaced the wood i wanted to clean the flat roof and reseal it, what is the best way to go about this and best product to use?
i wanted to ask here and get advice on what my next step should be? please help any advice is appreciated as this is not my trade. any information needed please ask.
