52-60 depending on overhang, cut level, etc.

What's a cut level?

How cut up is the roof. Poster does not mention any roof design, dormers, hips, etc.

I am assuming it is a simple gable roof but if they were just given the building foot print and it is a complex roof, there will be a bunch of waste and more surface area.

I would still start with 60 sheets, use those up and see where your at. You can't figure a cut up roof very accurately without getting up there and figuring out exactly where the plywood is going to break, what scraps can be flipped and used on the opposite, etc.
Not worth the time figuring, IMO.
