Flat roof replacement

I now have a 35x25 shed dormer roof with about a 3:12 pitch. I has modified bitumen on it. Any suggestions on a replacement that wiil give me a longer life than bitumen?

longer life than bitumen? no, but if it's in need of replacement and you want to diy then I suggest the good SA systems out there. Certainteed flintlastic 3-ply system or GAF liberty are two very good ones for a deck that size.

That is a good material choice for that pitch.

How are the perimeter edges detailed?

How are the seams holding up?

Did they fully torch adhere the membrane down or cheat and only do the seams?

In other words, why does it need replacement?
