Flat roof problem

My roof was completely blown off during a storm. I had an independent roofer replace the roof. The roof is flat and had a metal roof on it. The roofer replace the roof with shingles. It began leaking 3 months after he replaced it and quit taking my calls.
In the middle of the flat roof is a belly that goes from one side to the other.
I had another roofing company come look at the roof and they said that the shingles must come off and the entire roof replaced again

What would have caused the belly on the roof. Is it faulty work of the roofer being as he had to replace the complete roof did he forget to fix under the roof where the wood is.

The joy of any flat roof is figuring out when it's going to leak not if it's going to leak.
A flat roof should never have had metal or shingles on it. Just not enough sloop so it will leak.
Any real roofer would have know that shingles would never work. As a bare min. it would have had to be at least a 12 -4 pitch and even then that would be pushing it and would need special precautions.
The best thing would be to have the roof reframed so there's more sloop to the roof.
Short of that it should have been a EPDM or PVC roof.
Then it would have been almost seamless.
Do some Google searches on EPDM.
The low spot could have been caused long ago from under sized ceiling joists if I had to guess.

Its durolast. the material itself is OK, perhaps IB and fibretite is better but still, its decent enough. what sucks are some of the factory certified contractors - such as the one that the durolast sales rep recomended for me. also what sucks is the durolast marketing strategy. they push recovers too much as a recover is much cheaper than a full-on tearoff. like most pvc manufacturers, they offer a warranty that holds even if there is ponding water. the problem with that is that the contractor will no longer try to minimize ponding because afterall, the warranty holds under ponding. sorry, ponding always matters - warranty or no warranty. durolast contractors will recover over anything and once they are paid, you'll hear nothing but excuses.

What is it with these "Roofers" that think shingles that have seams and are not a continous system can be applied to low sloped roofs ?

Even the slowest person in the crowd can agree that when water sits on a low slope.,well it just sits.,sorta.,but as we know water will find a way to penetrate a weak inappropriate system such as shingles on a flat surface.The seal strip is no match for the might that water has.

Not that it matters but I wonder if they installed tabs on this low slope.

I admit my previous post that was erased was not very nice.

Hi,
Newbie here and very first post. Does anyone have a suggestion on how to fix a flat roof with an extremely low pitch (1' 3" over span of 10').

There are certain constraints I am bound by:
1) The size of tool shed is 10' x 11'
2) Permission from HOA is of 8' height (total) from the ground to the top of shed.
3) Roof has to match existing structure which is shingles.
4) Everything is complete to the point that roof only needs board and finishing with shingles. That means all the rafters are nailed, frame is constructed and nailed with a single slope from front to back of about 1' 3" (front 8'3", back 7') and Hardiboard is nailed to the sides as well right up to the top of rafters.

My dilemma is if I cut the walls to lower the height, I would have to cut the Hardiboards as well and that can create a gap from which water can seep in.

If anyone has any suggestions, they are most welcome to share. If anyone requires pictures I'll also post them.

Can't help you much in complying with your HOA's matching requirements. You have a low-slope roof that requires a low-slope roofing system. Ask them to approve one. I guess you could cover the whole thing in Grace Vycor, put shingles on it for appearance, and hope the Vycor adequately seals around all the nails. That would look pretty dorky to me but it would comply.

HOA's really suck don't they
