EPDM membrane vs. 2 ply vs. Tar and gravel

Hi guys,

I was wondering if someone could explain the difference between this 3 systems.

I have a 3 row house with flat roof a s light pitch, about 3 feet over 30 ft.

I have received a number of quotes for different products and I'm not sure which one to go with.

1st option EPDM membrane by Carlisle, the lowest cost
2nd option 2 ply system by Soprema, middle cost
3rd option tar and gravel, most expensive.

Which one is the longest lasting? Fewest chance of leaking? keeping in mind this is an income property and I plan on keeping it for a least another 30-40 years.

Any help would be greatly appreciated.

what i can say about gravel and rock is that if you ever get a leak in it, well youll be rolling the dice on finding the leak. torch down is good and can be coated, after a couple years, with elastimeric roof paint.

For what it's worth, EPDM rubber was developed as an improvement over tar and gravel for flat roofs. I've had EPDM on my flat rear shed dormer for 20 years and it has done a good job. No problems at all. It is also very easily repaired if it gets damaged by falling branches , etc. Carlisle is also a good manufacturer of EPDM. If it's my money on those roofs, EPDM w/out a doubt.

Tar and gravel is the longest lasting if maintained properly, by far.
