Dormer Flat Roof Leaking


How do I find the leak from the roof?

My dormer flat roof was rubber coated in April 2009. It has begun to leak on the one side about 2 inches in from the drip cap. The roofer was here today and said there is a slice in the rubber coating. I looked at the slice and it is about the size of this line ___ but it is to the right of the leak and about 2 1/2 feet from it. Looking in the attic at the point of the slice to the drip, there is no water leaking or running along the wood to the drip. The drip seems to be coming from the roof right above it but no tear or slice is evident.

Two boards meet at the drip in the attic (a piece of plywood and a 1x3)and when I push up on the plywood and it flexes the drip increases and runs toward the slice side and not the other way around.

The dormer used to be shingled but the roofer said if he shingled it again he wouldn't guarantee it. So I had him rubber coat it. It never leaked when it was shingled.

How can I trace this leak from the roof or attic.

Dormer Flat Roof Leaking


You can't trace the leak from the attic----flat roof leaks can travel a great distance under the sheeting before the water shows up from the bottom.

Did the roofer fix the leak that he spotted?

No. It was Friday and he said he'd be back Monday, but its been raining like hell all weekend. It is Sunday now and I have a rolled up towel soaking up the water. The leak has gone from one drip to 6 drips.

Dormer Flat Roof Leaking


I have no idea where the slice came from, but when I push down on it, it feels like something hard is under the slice. It is raining now, but as soon as it stops I'm going to take pictures of the roof. I've taken pitures and a video from the attic view. Can I even upload videos? Let me see. When it stops raining I'll upload those pictures. Attic view pictures I have are too large to upload.
