I recently noticed some water spots and cracks in the ceiling on the top floor of my 12 year-old home and decided to have a roofing company come take a look, as I'm deciding if I should have them do this or do it myself. I received a written quote and am not sure how 'fair' of a quote this really is:
  • Replace the torn and/or blown off shingles (color to be charcoal or equivalent)
  • New shingles may not match existing shingles exactly due to the age of the existing shingles.
  • Clean sealant from the existing aluminum ridge vent, refasten, and install new sealant at each fastener.
  • Inspect entire roof for loose shingles, flashings, and fasteners.
  • Replace the existing pipe boots with new pipe boots.
  • Clean and haul away debris.
The price I was quoted was $575, which seems high to me, but I'm not sure. I know that if they are going to replace the boots, then they should replace the flashings as well as I do not want to have to replace those later. Some of the shingles along the ridge spanning from front to rear of the house have lifted, but have not flown away; it's not as if there are copious amounts of shingles missing from the roof. I asked what the hourly labor is and they said it is by job, not by hour and it would be a two man crew, which seems excessive -- am I wrong?



I appreciate any feedback anyone can provide and if this quote is not necessarily 'fair', then what would be a more realistic quote?

If you don't feel that's fair, go get another quote. No way for us to know from here.

sounds pretty reasonable to me after some of the quotes i hear on here.

The smaller the job the more i would charge. That price sounds fair, i would probably be a bit higher though.

For any 2 story or steep pitched roof I always sent two people.

Thank you all for the prompt feedback and since this quote seems reasonable, I'll go with a company instead of DIY.
