Chimney Water Leaks in Basement


Hi: I have a repetitive issue with rain water leaking from the base of my chimney in the basement.

It happens in heavy rains.. I do have a cap on the top. Any ideas on what to do so I don't get this water? I have had tuck-pointing done and also have flashing around the chimney where it meets the roof. I get enough that it will flow to my basement drain.

Am I missing anything?

Post a picture of that chimmney.
Just because there's a cap and flashing it does not mean it was done right to prevent the leaking.

I can't get up on roof.. so where would I look for this.. Is it a flashing, tuck-pointing? Any other possibilities? Tx Tom

Chimney Water Leaks in Basement


Cracked crown, rusted out cap, no cricket on the high side of the chimmney, poorly done flashing, not sealed around the flue. Could be any of these and a few more. No way to tell without being there.

Foundation is also a possibility. How about a pic from outside showing us the chimney and from the inside showing us the water damage / staining.

Also, is the ceiling or wall wet or damaged ? we need more info to provide you with the proper direction.
