$2000 for a few pipe stands for roof???


People,

getting a quote for a new roof- flat roof, 20x20 patio, with wood deck on top of the roof. Currently, the deck 4x4 posts protrude THROUGH the roof, and attach to 2x8's below. leakage is very bad during rains at those spots. Guess rain seps through the sides of the posts, and simply drips down through the roof.

So, roofer proposed to tear down the whole deck, cut off the 4x4 posts, and put in these "pipe stands/brackets, which will be the holding the new 4x4 posts. I guess the membrane will be sealed around the steel brackets/pipe stands. He said these 15 stands must be custom made, and will cost a whopping $2100. Geez. How is this possible? Done these come stock at say, roofers supply? Am I the first guy that needs a roof with a deck on top with no posts going through the roofing membrane?

Oh, thats just for the stands! Roof is another $$$$$$$$$$.

I'm not sure what your local code says about anchoring the deck down or not, but I would look into it to see if you can just sit the deck on top of the roof.

As for cost, it depends how many supports we are talking about. I can't imagine what he plans on making... If it were me I would buy a pre made support post flashing like so http://www.thalermetal.com/architecturalroofsuppor.html or just build a sleepers

Thnaks, guys. Links are interesting. But, good point on looking at local codes if deck has to be anchored. I could call a local supply house- maybe theyd know, or better yet, the city hall itself.

I have always informed my customers that before they hire a contractor for anything exterior to always contact your local building department for restrictions and compliance regulations.

Educating yourself can greatly reduce the chances of being scammed or an owner of a crap exterior installation.

$100 bucks a bracket with a 40% markup... Kind of depends upon how the bracket is made, I've paid near $100 for customized brackets before.
