pro's or cons re- heat mat under bath and kitchen tile

In a rental house on a complete reno,,,everything is new,,,would you heat with a mat under main floor bath and kitchen tile? Any pros or cons on doing this?

It gets 20 below most winters cept this one, weird warmer weather. Floors seep cold no matter what. BUT they could use throw rugs or area rugs also.

Was thinking while it worked,,,fine, if it breaks or quits its a normal floor. What is life expectancy??

Several of the manufacturers have a lifetime warranty.
