leaking porcelain tile


Need information on type of sealant to waterproof porcelain tile on exterior patio. (about 400 sqft)

Not trying to pass myself off as anything. As I said I am a developer and hired a general contractor and a tile contractor to do the work on te houses.
Tile contractor, skipped. General Contractor had surgery last friday, not much use for 6 weeks or so.
Not asking you to do anything, if you don't know the answer, then let someone else suggest a sealant in stead of you making erronous statements.
Any help would be appreciated.

At Contractor Talk you sounded like one of the moles that comes around frequently trying to pass themselves off as contractors thinking they will learn our many many secrets.

The answer is there for you. Being a real contractor you should know the answer already.

If you can't provide any more information than you have so far you won't be getting any valid answers anywhere.

Bud,
How many times do I have to tell you I am not now nor have I ever been a contractor.
I am just looking for a suggestion of what type sealant to use to seal porcelain with. I also explained what happen to the contractors that worked on the 3 houses with the tile problems. The other 3 houses do not have patios that are covered with tile.
Do you reccomend any local tile contractors in southern ca.? however I still to determine if the recommendation they make to me is valid.
A lot of contractors seem to dissapear out here. We have about a 20% unemployment.
Do you use any sealant?

JOHN,

Porcelain tile is as dense as tile gets with a moisture absorbency of less than 0.5%. That is as low as it goes with tile. Porcelain tile doesn't require any sealer. Grout on the other hand tho it can be sealed to protect against some stains it can not be sealed to waterproof it. It doesn't actually work like that.

Why is the leaking tile a problem?

Bud;
The patios are on the second floor and when it rains as it has with this last storm, the stucco on the ceiling of the lower patio gets wet.
Over a period of time, there will be major water damage.
Since I can' get either of my contractors that did the work, I thought I research it myself.

John---Your installation was not waterproofed properly before the tile was installed----

Tile and grout are not waterproof and no sealer will do that for you---

Before the tile was installed --did they add a waterproof membrane of any kind?

Google-Hydroban by Latacrete----also try Ditra and Kerdi by Schluter--

There are many ways to water proof a balcony before adding tile-- However if the tile and grout has been installed without any preparation--the work needs to be removed,waterproofed and reinstalled.

Those patios ARE NOT properly installed. The tile and grout has nothing to do with it. The substrates are obviously wrong.

Any waterproofing system for this type of application is done in the preparation of the substrate. If done properly...theoretically you wouldn't even need the tile and grout. Your problem is not "sealing the tile and grout". What you have there can't be fixed and expected to perform without issues.

So these guys you can't get to respond now? Do you suppose they didn't know what they were doing or did they just grab the easy money and run?
