deck tile floor repair

This is my first post so I hope I'm using the right format. I have a deck that has terra cotta tile on it. It's about 20 years old and has held up really well except it has a few leaks and there are areas where the grout needs to be replaced. Rather than building a new deck I thought I of regrouting and then finding a liquid sealant to put on top of the tiles. Does this sound like a plausible solution? and are there products anyone can recommend. Thanks
