Water leaking on bottom of faucet when turned on

Hi, my mom recently bought a condo and I am trying to learn as I go along. Recently the bottom of my faucet starting leaking. It only happens when I turn the cold water on. Do anyone know what is causing this? It is a sterling faucet

The red arrow is where the leak is coming over

If you are sure there is no water from above sneaking back in under the faucet then the supply stem just upstream of the aerator is probably cracked... New faucet time.

Or one of the stems is leaking and running down inside the housing so it only looks like it's leaking in the middle.
Should be able remove the handes to take a look at where the stem packing is. Often times a simple snugging of the packing nut will fix it.

So I replaced the faucet stem and seat but the problem still persist. Does this mean that the whole faucet would need to be replaced?

sorry for the delay with update, so I have decided to get a new faucet. Do I need to get new water supply line or get I just switch the faucet and keep the old lines?

Remove and clean out trap, Close valves. Undo nuts at valves (5/8") and Pull off sink. place some cardboard and a couple of towels on counter and replace fixture, install new lines, then reset sink on hanger.

I would Replace the lines and the supply valves with 1/4 turn RA valves if you can solder. Also Escutchens. Then you wont have to worry for a while. I recommend Delta Fixture, Moen or Kohler, Delta is inexpensive and easy for homeowners. Make sure to get plumbers putty, and cover bottom of black plastic before setting fixture.

Replace trap washers and nuts.

New faucet and supply lines should do it. Like mentioned above, go with moen they have great service/waranty.
