Toliet problems

I have a leaking toilet! Its sitting there and you can rock it side to side. Also when you flush it, it leaks water. When I get home im going to see if its the tank not connected to the bowl, but if its not any ideas?

Your flange bolts are loose---those are the bolts on either side of the bowl holding the toilet to the floor.

If you plan on fixing this your self --here is what you are likely to find.

1. The toilet flange has failed--Flanges are either-pvc(plastic)-Cracked or stretched.
Steel-Rusted or bent---Or cast iron-Cracked.
THE FIX: a repair flange (usually made or steel or brass) is screwed right on top of the bad flange.

2. There is rotted wood under the toilet-no fun here-
THE FIX: remove floor covering, cut out rotting subfloor and replace.

The toilet is sealed to the flange with a wax ring--They come in various thicknesses -choose the one that most closely fits this: top of flange is just above the finished floor-Standard
Top of flange even with floor-Medium thick
Top of flange below the floor-Thick or Extended

Always use new bolts--always--Have a spare wax ring-it's easy to wreck one if you set the toilet down early or crooked.

Good luck i hope the fix is simple--MIKE--

By the way---There are some full time pro plumbers here. If you have any big mysteries show up after you pull off the toilet come on back.

To the PROs if any of you can add to my simple explanation --chime in!!
