Toilets Clogging


I just got a call from my tenant and she says the toilets have been getting clogged more than usual. They were fine when I lived there before she moved in 2 years ago. Any general thoughts on why this might be occurring.

Toilets Clogging


Using a stupid amont of toilet paper, kids dropping things down the toilet, old cast iron pipes, main line is stopped up, septic tank full, leach field failing.
With that little bit of info were going to have to guess.

Toilets Clogging


Fair enough. Three level townhome built in 1985. All PVC plumbing. Toilet on the top floor and toilet in the basement bathroom. No septic tank this is on city sewer.

With all due respect- that's like calling the auto mech. and saying your car won't start.

I hear ya. I'm just trying to trouble shoot before I drive the 40 miles up there to either replace the toilets or tell her to hire a roto rooter company because this falls under the maintenance clause in her lease.

Toilets are on multiple floors- I'd suspect they're abusing the toilets. just saying....

Ok so it sounds like it is on them then. I'll have them get a roto company out there to snake the drain and see how that works.

If a blockage is downstream of the basement toilet then it would probly be backing up in the shower/tub on the same level. Tenant has no other back up issues?

No back up issues but she said she's had to snake the shower drains a few times a month because they are draining slow.

To say it is on the tenant with the very sparse information you have provided is very premature. How old is the house? What size and material is the soil pipe. Are there mature trees in line with your sewer main? (Roots) Do you have water saver toilets? (Disaster, in my book) More info needed.

House was built in 1985
4" PVC Waste Pipe
No Mature tree
No water saver toilets. New ones installed when I bought the place 7 years ago.

Sounds like a lot of hair is going down the shower drains. Strainers?

Hopefully, no pads going down the toilets.

Strainer upstairs but not downstairs. I'll tell them to get some strainer caps for the showers too.
