Servicing a Rheem HWH for a mobile home


I have a Rheem 30 HWH for my double wide manufactured home

Model # 81 - 30D A 1-PH
s/n R 1188812194

I would like anyone to tell me what I need to do to service this unit. I want to check the heating elements and anode if it has one. I want to drain the tank to check for/clear sediment. Any other suggestions as to what to check would be appreciated.

I rechecked my info and corrected it accordingly. If I am correct the first four digits in the serial number, 1188, tell me it was manufactured in November of 1988, is this correct? If so would I be better off just getting a new water heater or servicing this one and maybe adding some energy saving devices, and or other devices to make this one better economically?
