Sand in the drain pipe

Hello all,

Have a draining problem. on my mom's house. It is a very old house (built in the 1930's), the problem is that the bathtum water drain really slow, So what I did was I went down stairs to the garage area, to the expose lightwell and remove the storm drain cover off and I shove down one of those drain king bladder and turn the water full blast, and all of a sudden I notice sand was coming up from the drain strom and I turn off the water, Do I have a broken pipe or p-trap? BTW, the bathtub pipe is also connected to the rain gutter to the storm drain.

Now to all you GURU plummers, do you think it's from the roof that cause it to run the sand off to the rain gutter or do you think the pipe is broken?

Any recommendation on how to take out the sand? Should I still use the drain bladder? power jet it?

Thanks in advance!
