Replacing stems in tub faucet - need some help

Without risking full demo...I'm not sure how to remove the two sleeves surrounding the stem. Are they normally threaded? Is maybe the tile/grout preventing it from turning? I can't even get to the inner one without getting the outer one off first.

This is a rental property I own...and there is no direct shut-off for the tub...so I need to finish what I start in a short period of time...or the tenants will be waterless!!!

I need to remove the two sleeves - remove the stem (which has an extension) - take 'er to the depot for a replacement - come back and install.

Any advice would be appreciated.

Jason

I'm not sure what kind this is but the ones I've seen have a retainer clip that you squeeze and pull off then you can put the control knob back on, thread your screw back in and pull out.

Wrap a piece of sand paper around the chrome tube and use a pair of channel locks or a pipe wrench.

looks like the stem has leaked from the crud inside the tube. try squirting some pb blaster or wd 40 inside the tube towards the back where the threads are and pick up a strap wrench. is there an access panel behind the valve?

Replacing stems in tub faucet - need some help

I think my first step might be to put in a couple of shut offs to the tub way down in the basement where I can see the lines...just so when I start this project...the tenants will have water in the rest of the house...
