Newbie just bought home sump pump issues


Just for your information to anyone that cares. Zoller sump pumps are the best. It has the most reliable float switch and last many years. Best place to get quality is go to your local plumbing supply store- not you box stores

with some houses this is how its going to be. As you get used to things, this will be something you will deal with. I spent 19 yrs with a house built on ledge, partial basement, high water table. Mine wasn't a constant water flow though. I tried to keep things up high in case of power outage, lost the furnace one year. A neighbor being there that long can give you useful info. You are doing your homework, good for you. Before long this issue will be second nature to you. As I said before, I liked being able to hear that pump in the background noise, you know its working. good luck on your new home.

mpgumm i opened your thread through my emial and it had a trojan virus attached and attacked my pc anyway ?I have a water backup not battery and it also has a check valve on it so nothign is coming back in and it goes away from the house far enough but I will look into the other things.

sorry about the trojan thing- since being on this thing I have had some weird things happen- let me know if you know how to avoid this from happening. It went from fix your plumbing yourself to computer repair

You could install a pedestal pump that has a longer rod for adjusting the "time on/off" and use the current one as a back-up installed/placed on the basement floor above the sump pit.

My concern would be what is the water doing to the foundation?

If you were able to purchase this home for a substantial reduction in price then you may want to have a trench dug to divert as much of the water away from the home and the sump would only be used for large rain conditions.

These are just ideas that crossed my mind. Might check on moving the pump outside close top the footing or putting another pump inside the house at a different location and take some of the pressure off that one pump. crazy i know but like i said they are just ideas.

There is also new sump pump technology just being announced that can self test, send emails and texts, and allows remote access and monitoring. Not sure of price but this is definitely the future.

I may have a theory for you.

1) Could be a high water table, however, I doubt this is the case.

2) I work in Municipal Engineering and I have seen on more than one occasion of this happening in a subdivision. Most subdivisions are built on old farm land that was tiled for drainage purposes. Well, the builder will dig the hole for the basement which will expose a tile. If he doesn't notice it, or, he is incompetent, he will not plug it off, or better yet, chase it back and remove it to a safe distance away from the house and plug it off. You could have a tile that is constantly weeping water around your foundation.

Just a guess though.

edit: didn't look at the dates, damn people reviving old threads.
