hot water tank
i need help i have abradford 50 gallon hot water tank and the water is only staying hot for a few min and then gos luke warm and i have the
thermal stat all the way up and the burner came on but when you turn down it gos off the burner what could be wrong as i have not drained the tank since we bought the house 5 yrs ago thanks |

The dip tube is probably defective. Does this happen at all fixtures?

yes and also where the cold water line on top is warm and the relief valve wont stop dripping and now the water just comes out cold
|
