Hot water issue... please help

Hello, I am hoping someone here can help me :o
I am having a problem that seems to be getting progressively worse, and
cannot afford to call a plumber.

The hot water in my bathroom is getting progressively less and less hot.
It takes a few minutes to get warm of course, but stops there.
Same could be said for the sinks in the same bathroom.
By contrast, in my other bathroom, the water would give you 3rd degree burns.

The water heater is in the garage, and the second bathroom is closest to the heater... The one in my master bath is farthest from the heater.
The heater is about 16 years old (house was built in 1992). I have the heater on a "little gray box" that is a timer to regulate when it goes on and off. I have increased the times to about 4 hours, 2 times a day, I have also increased the thermostat on the heater from 120 to about 140 with no luck..

Can anybody here give me some clues on what to look at?

Thank you in advance

My first guess is that you have a single handle style "mixing style" valve on one of the faucets on a sink or the tub that is letting cold water mix into your hot water all the time in that area of the home (instead of just threw the spigot). If you have shut off under the sink shut off the cold on it or them and see if you can then get 'hot" water to run in that area. If not it my be the tub or shower that is a bit harder to check.

I appreciate the response... a little update.
it is a single handle in the shower...
since I wrote that, I did a few things... I found a second thermostat at the bottom of the heater, I adjusted that a little hotter. I also drained the heater and let it fill again. One of these things actually did make a difference. It is hotter then it was, but clearly not as hot as the rest of the devices that are closer to it.... I am just hoping it buys me some time in needing to replace it!

To check to see if it is a shower mixing valve you would have to gain access to the pipes in the wall to see if the hot water is crossing over. You could run the hot water at the sink and if the water is flowing at the shower valve in the wall (feel temp of pipes for change at the shower valve while the sink only is running). It you have a moen or other replaceable cartridge valve this could be changed instead of the whole valve. Sometimes the cartridges can be a difficult to change if they stick in the bore.

do you have a single hanle on the sink as well?
