We live in a mobile home. I have no idea how long the hot water tank has been here. It seems to be leaking from the drain valve inside and outside of the heater. The leak is not heavy but it keeps blowing out the burner. I do not smell gas, but we have to keep lighting it and I am worried that something disasterous is going to happen. Any advice?
Turn OFF the gas and water.
Replace the T&P valve.
Wrap 2-3 flat wraps of teflon tape around the valve threads first, clockwise only as the threaded end faces you.

As far as something disasterous happening, it won't. The gas valve will default to closed if the pilot flame is out. The thermocouple gets too cool and shuts it down. Also, in most setups, if the thermocouple goes bad, the gas valve defaults to closed (off).
