H20 line broke, need advise ASAP!
A friend just called to tell me that while he was at work today the water supply line from the valve to a toilet broke at the bottom of the tank. His home is completed flooded and water was coming out the front door when he arrived home. My question is; what is the best way to begin the clean-up and dry things out. How can he prevent future mold problems and does homeowners insurance usually cover this? Thanks for your input.

Homeowners insurance does usually cover a broken pipe, it depends on the policy. The first thing is to wet vacuum and lift the rugs and start moving air with drying fans. Moving air and ventilation is the key to the cleanup.

If it were me, I would NOT file an insurance claim on this. Why?
If this home ever develops mold and mildew problems (a major, major issue now), it could become uninsurable, unmarketable and worthless. The insurance companies have a central reporting place for all claims, and unless your friend just can't afford to clean this up themselves, a claim like this can lead to worse problems.
Good Luck!
