Flood Control Valve Removal or Access (Bozy Valve)
I am working in my home and we need to access this valve to power-rod the sewer line but the only access we have is opening this valve which is about 20 years old and we can't seem to get this removed. Can you let me know how we get this out so we don't damage this. It is about 25 years old photo attached. We have already removed the 4 main bolts but not sure if the others shown also need removed. ANY help APPRECIATED!

that valve is supposed to be serviced and greased every year. If you can't pull it out (use a big hyd. jack) then a floor break is in your future. Is this valve in SE Michigan?
