failed inspection again.....


Ask for a different inspector.

Seems we have the right to do so.


As far as a homeowner not being able to pull permit to work on their own house, where do you live? Russia????

failed inspection again.....


Yeah, well I have you trumped on that one. We were adding a third car garage. Drew up a sight plan showing our house, the cross roads, the setbacks, the layout of the new garage, all within the zoning setbacks. We were issued a permit. Footings were poured, according to the approved site plan. Footing inspection came, inspector looked at it and said "you can't put this here" (mind you this is the same inspector that approved our permit). Said that even though your setback is 40' from the road, your neighbors house is built at 50' from the road, which means the NEW setback is at the 50', because there's some little clause in the zoning ordinance that says they don't want anyone to stick out farther than the currently built houses. So, because my neighbors didn't build out to the setback, they wanted their house to sit farther from the road, I can't build out to the current setback standard??? "yup". Work stop issued. Everyone at the township said, "sorry, this is your problem, not ours, you should have known the zoning ordinances"..um, isn't that why I paid to have the site plan review and permit issued? "well we don't have the manpower to visit every site to verify the conditions, so it's your problem"..

A few thousand dollars in attorney fees, about 6 months of fighting with the zoning appeals board, a few articles in the newspaper, and they finally granted a variance so I could finish the project that they approved in the first place!!

On the plus side, any time I've ever needed an inspection for anything after that, all the inspectors refuse to come into the house, they just sign off and tell me to have a good day! lol

Did you ever consider that they might want to see a picture of US Grant, instead of this and that?

Funny that you said that because during our garage fiasco, I talked to another big builder in the area and told him about the situation, and the first thing he said was "didn't you notice him handing you his clipboard while he talked to you?" I told him yes, actually he did and the guy asked "how much did you put on the clipboard" Ummmm, nothing, I thought he wanted me to be his secretary and write down what he was saying or something, so I gave it back to him. "there's your problem".... The really bad part was...the builder wasn't kidding. Had I known that's how the game is played, I could have saved a lot of hassle and time.

I would have thought those days were gone.....East coast? IL?

I'm glad it's not that way here.....the only bribe I give my inspector is a coke.....about par to offering a cup of coffee.....if I fail...I fail...he tells me why. I've never failed more than once....and on occasion, I've had 'issues'...he tells me what to fix...and still signs off on it....but I know he checks it the next time he is out.....

I've got about 5 years of history with them now....so they know I'll do what they say.....

I'm in Michigan. What I really hate is how different inspectors want different things. In my town, you can use the green wire nuts for your ground wires in a receptacle box, but 20 miles north, that inspector won't allow it. He requires you to use the copper crimp buchanans. What's up with that??
