Does my rough plumbing look ok?

Hello all.

Before I put on the glue, I was wondering if I could get some comments on my current drain/vent set up for my 1/2 bath in my basement.

My attached pictures have my future layout with the to be drain/vent.

My rough in plumbing has the 4" toilet drain and a 3" sink drain. In the floor joices above there was a 2" vent stack that was capped and ready for me to tie into.

I ran the 2" vent down and then horizontally 2 feet until it could hook up to the vertical part of the vent where I have a 1 1/2 inch sink drain tieing in with a sanitary tee where I will eventually put a 90 degree and link it into my sink once I determine where officially go.

Future water supply lines will come down from my ceiling once I tie into the water lines.

Questions, does this look acceptable? I am a little nervouse because all the reseach I have done usually always shows a seperate vent stack for the toilet which I dont have one. So will it still work??

My toilet flange is just on the pipe, I need to cut the pipe once I get closer to setting the tile so that is why it is that high.

Also, does anyone know a good way to finish off a back water check valve? I was hoping to just be able to buy a floor drain cover and replace the plastic lid.

Any advice is greatly appreciated.

Not sure if I understand the 2" horizontal PVC pipe supported by the 2x4 piece where the vanity is going. Is this the drain back to the wall or the vent back to the wall? I know the vent can not go horizontal until it is above the flood plain (vanity top) of the device it is venting.

You may have two pipes running horizontal to the drain by the wall: the drain at trap height and the vent 2-3 feet higher.

the 2" that has the 2 x 4 supporting it will be the drain back to the vent. I just havent cut it to proper length yet and put on the 90 elbow.

I have the run sloping about 1 inch since the run from where I am anticipating the vanity to go is about 4 feet.

I am not sure if a vanity drain can run that far before being vented. You could ask the plumbing inspector at your city hall (is this going to be inspected?) or you could just run a vent up and over as I previously mentioned.

Here's a couple things I'd do-
Install a 3" cleanout on the vent, then reduce it to 2".
Pipe the lav trap arm with 1.5"- max length= 42" per UPC (what code is used in your area)
check at http://www.siouxchief.com/ for something to cover the BW valve.

What aim quoting is under the IPC
1 hard to tell is that a wye at the stack and sink waste arm.? If it is must be a sanitary tee not a wye.
2 waste arm to sink 5 feet from stack in 1 ½ pipe 2” 8 feet.
3 how are you picking up the toilet? Within 5 feet of the vent
4 clean out at the base of the stack. As someone mentioned.

I wouldnt worry about running that waste arm for vanity till the walls are framed up.
Is anything tied into that 3" line above it like a toilet?

Thanks for the follow up....

1) Yes it is a sanitary tee. Made sure of it when I bought it.
2) thanks, my 1 1/2 waste arm should not be more than 4 feet, so I should be good.
3. The toilet is just roughed in where it is in the picture. I am not sure there is a vent for the toilet. I just have the 4 inch pipe sticking out of the concrete in which I just placed a flange for the picture. that is one of my main concerns. I am assuming that the toilet and 3" drain both route back to the backwater valve and then to my house main stack drain that sits just in back of this picture about 4 feet.

Correct, I wont be running the waste arm until the walls go up, I just wanted conceptually to show what will be going on.

actually the line going up is a 2" vent stack, its a 3" into cement. I added a reducer just before the floor and below the sanitary tee. nothing is about that line it just links into a pre-installed vent stack that was in place within the floor joist.

Toilet vent should already be tied in under the floor during rough in of house

you have the right idea and your install should be fine... vent for commode is already tied in under floor I would as mentioned install 3" clean out then reduce for vent... and vanity drain...
