do Pressure Reducing Valve fail?
I just moved into a 20 year old house. I put a gauge on the water line and I had 80 psi. There is a pressure reducing valve in the crawel space. The screw was all the way in. I adjusted it to get 45 psi and everything was fine. Now (two weeks later) I notice the gauge is at about 42 with water runing. with the water off it goes to 45 psi and then it slowly clims to 55 psi.
Seams to me that the reducing valve is messing up. What do you think.
