Do I have to do THIS too?

Over next door, I took this shot of HIS basement plumbing because I was curious about the curly vent before it leaves the house! Wouldn't that ALLOW gasses to come into the basement? It obviously was inspected and approved, so will I be required to do this too??? Or is it an unused washing machine drain?

Thanks!

IMO- Thats looks like a stand pipe for a washer or softener- its not vented and should not have been approved

hmm, I wasn't even thinking of a vent... I was more thinking of the water evaporating from the trap and allowing gas into the home. Good thing he moved out, huh? It should be capped, if nothing else....

Moved out! Did you use forced entry to take that picture?

No, just trespassed.... the doors were left unlocked, opened and windows open. I closed it all up to keep the critters out. Flooded basement likely will freeze up this winter. WH will freeze, lines will burst, bye-bye toilet..... I guess I won't be getting new neighbors any time soon... *grin*

You're right the trap will dry out and so it should be capped. That 3" looks like a soil stack that is probably vented through the roof. That would work to vent the laundry stack. That trap arm should have a little straight run in it before going into the other 90. I read somewhere that the trap arm length should be a minimum of twice the diameter of the trap or you risk siphoning the water out.

I'm sure it IS dry, he never had a washer down there. I'll mention this to the next owners, when the economy gets better and someone can afford it. Po) IN the meantime, maybe I'll shove a tennis ball in the top to close it off a bit. Probly won't help sell the house if it smells like ****, huh? Waitaminnit... belay that, I don't WANT new neighbors! LOL I'll leave it alone.

I'd think so too, I wonder how it was approved?

Do you know who (or what bank) owns the house? Meanwhile you would be doing a good turn to drain the plumbing and toilets as best as you can (is there a sump pump pit to let the water tank drain without making a mess?)

Put some antifreeze in that illegal trap to keep the sewer gas out.

No elec. so the sump is not working and there's an inch or more of water down there already.
No idea what bank, and there has been no activity there in months.... I thought about emptying the toilet, etc. but it's not my place to do so, and I could actually get into trouble doing it! This thread was pretty much wondering what the heck they were doing!
