***Code Question***

I am purchasing a home where the current owner renovated the kitchen and moved the laundry room from the basement to the main floor.

I noticed that the kitchen sink and the new laundry drain were not vented.

The home is in St Louis County, Missouri who follows the 2003 National Plumbing Codes.

Are vents required for all drain? Are Air Admittance Valves (AAVs) acceptable and what are they?

I will be going to the homeowner asap to suggest getting this repaired before the sale if needed.

Some type vent is needed, but wether AAV are allowed under you code is unsure. Check local authority.

Yes they definately need venting, do not know about aav in your area either. The ICC permits them. Suggest you talk to a Code Offical in your area.

Agreed all drains need vented

Double check with local code office and double check what code you are under. I thought most of Mizzouri was under ICC (International Code) havn't been to many places where National code applies. But in KS and MO it has either been ICC or UPC (Uniform Plumbing Code)

ICC- Allows AAV
UPC- Does not allow AAV

Keep in mind that even if under any code that allows or prohibites AAV's the local authority can amend the code to reverse the code.

Just check with local authority
