Bath tub spout leak issue
 
I've got a drip in my bathtub spout that's causing problems. I can fix the drip by installing a new washer, but its an old fixture, and I've had difficulty with the screw that holds the washer in place. Anyway, the issue is this. Water dripping out of the end of the spout runs along the bottom of the spout back to the tile, where it sometimes goes into the wall and causes lots of damage. I can't watch out for washer regularly because its in a rental property and i only visit periodically. the water is quite hard, so minerals do build up on the bottom lip, which could be causing the problem. How do i solve this? can i try to bend the connection pipe downward by applying pressure to the spout? Can i replace the spout wiht one having a longer opening? thoughts?

What about simply tightening a large hose clamp around the spout (with tightening screw on the bottom) so that the water drips off the hose clamp? Or a wire tie or an elastic band.

If you explain to the tenant why you need a wire tie there, they won't mess with it.
