1 year old house, all showers luke warm


I build spec housess. $400K range. Same guys used all the time. Sold our house so moved into the one we build a year now. Up till now everything has been good.

So last two weeks now I have luke warm water in all showers. The lav 2 ft away has hot water, the faucet in garage, hot water, the kitchen sink luke warm water.

All delta fixtures. Richmond tankless water heater. Plumber can't figure it out. Thinks only about replacing the insides of the those cold faucets.

I have called richmond, delta, but it is never there fault.

Any ideas?

Anti scald valve needs to be cleaned out or adjusted.
Google your make and model and it should show how to do it.
It's inside the shower control valve.

here's a youtube video on how to adjust the hot water temp on a delta shower valve. I'm rather surprised your plumber doesn't already know how to do this. It's pretty basic plumbing 101.

If you are a builder and you can't adjust the temp on your shower, you need to throw a noose up over the shower head, jump up on a stool, put the noose over your head, and jump off the stool.

Suddenly several fixtures are luke warm but not all fixtures?

Sound like a crossover situation---

hot and cold are mixing somewhere in the house---just a guess--at a mixing valve or wasking machine---

Do you have a mixing valve for a garden hose? Is there a hose with a sprayer that is under pressure?

there is a crossover at some point on a faucet...have to start shutting things off one at a time..and keep trying to see if anything changes....ben sr

is there a diverting valve at the tankless heater to prioritize to fixtures..if so, may be not working properly..also check to see if check valves installed at manifold from heater..if so, may be stuck open OR partially closed depending on set up?

We have a manifold with a closed loop system. So one hot to faucet, one cold to faucet. No spliced in between.

The tankless seems fine. ERverything else gets hot. It the showers. Seems odd but the lav's two foot away from the shower has hot water in no time and we can run the showers for 20 minutes with nothing but luke warm water at best.

I can't see all the shower valves going defective at same time so, shut water off to all sinks and see if showers get hot ..if they do then open sink supplies one at a a time until water vtemps drop in showers then you will have found link to crossover then hopefully can trace to nearby plumbing ..sort of as previously stated...just a stab in the dark from my point of view...good luck!

Thats jusst it. Plumbers crew back today and checked that. They ordered new cartitreages for the inside of the shower values through delta. They claim this is the problem??

We will see----Odd thing to have more than one fail at a time---keep us posted--

I would have spent the money for one cartridge to see if that cured the problem---

Now they have to make another trip and inconvienience you to save$25---
