What type of wood is best?
 
We are a non-profit flooring 800 Sq ft for an office and a Audio/Visual room. What type of hardwood would look the best without breaking the bank? If its over concrete, what type of sealer, cushion, and other supplies will be needed? And how long of a job is it, how many laborers are necessary? Do you happen to know a free-lance flooring expert in the Santa Monica,CA area?

Just an option. For cost effectiveness of concrete I would think the laminate (wood surface) floating floor type may be the best for such an area. I found two examples below. I have seen it used in medium/high traffic commercial areas with good result and high traffic residential. However I believe it is only intended for residential. Keep an open mind to other options, this is one you should at least compare.

This type of products a generally simple to install as well. You may even to have volunteers install with somewhat limited experience.
