Question

Tell me what to do with my hardwoods!!


Newbie here, so bear with me...
So, I'm buying an older home that needs a bit of work. The hardwoods throughout the main level leave much to be desired. They aren't scratched or anything, just worn. Looking at the photo, do you think they need to be resurfaced or refinished? And should I use water-based or oil-based poly?
I really appreciate your expertise and guidance!

Make some local calls to some floor refinishers.
By the time you buy the materials, rent the equipment, get though the learning curve on how to use it, they could have been done and gone and been about the same price.

Thanks for your input Joe. I plan to have a flooring expert come out to the home too, but I like to obtain objective advice from those who aren't trying to get my business too, lol.

Oil based is the better of the two,but will take longer to cure if that makes a difference.

Your floors look like they need to be sanded down and refinished. As it appears that the finish has completely worn off in the higher traffic areas. I would suggest Bona Woodline for oil finish, or Bona Traffic HD for water finish. The water is the harder finish of the 2, and it has less odor, dries faster, & cures faster.

You have money in those floors. They just need to be sanded and refinished. I would recommended a pro. Finally oil based seeing how your not living there. (It takes longer to dry and about a week to loose the smell.) But its worth it.
