depends on how you plan on sanding! a floor sanding machine can be rented, but be sure to get enough paper. if you have the time and it's well ventilated, you could strypeeze and scrape it first to save on gunked up paper. palm sanders/orbitals can be used where the rental won't quite reach. you sure have your work cut out for you though, 1,965 floors is sure a lot! but what do i know? i'm just a mouse.....

I was thinking 1965 as in the year, not the footage.

Mouse gave you pretty good advice. Lots of dust, lots of sanding, and buy twice as much sandpaper as you think you'll need. Be sure to take the base shoe up before sanding for a clean look when you're done. It should be replaced after you're all done.

I'd avoid the water-based polyurethane products for a total re-finish. Get a good quality solvent based poly (stinky and more work, but more durable and better looking).

If you do decide to use water based though try bona products.they have an oil modified sealer for first coat that will eliminate grain raise...then use bona mega waterbased finish for two top coats. It's just as if not more durable than poly, and it's very user freindly.

kctermite wats up? I'm a stones throw away over here in topeka!!
