Refinishing HW floors worth it?


I have a rental house built in 1904. the tenant just left and i decided to change the carpet. I was not sure if there was hardwood floors under neat the carpet. When i pulled the carpet there were 2 layers of flooring. a peel and stick and something that looks like vynyl adhered with a black tar like substance.

I am hopping to be able to remove all the layers down to the HW floor. As this is a rental house, does it make sense to go to all this work? or should i just throw some laminate over it?

The tiles probably contain asbestos as does the adhesive. Cover it.

Whether asbestos or not, the adhesives will probably have stained into the wood grain of whatever the wood flooring is. The odds of you refinishing it to look decent are probably pretty slim. I guess you could try a small section to see what you have when you get down to the floor but you have a lot of work a head of you.

I am not optimistic for you. A shame but best to move on with a laminate (hate the stuff) or something like it for a rental.

I have actually found that most wood floors covered up like this have been protected over the years and can look pretty good. Even if they were stained, you could just stain the floors a dark color to hide the stains. So I would say it is worth it. Once they have been refinished, you could do a simple recoat between each tenant and then you will really never need to worry about flooring again.

took the advice and threw some laminate over it. looks a lot better now
