Porch Flooring

I am building a new house and have a 1600sqft covered porch. I plan to use KDAT pine (1x4 tongue and groove) nailed on 16" center. My question is about staining. I am leaning toward DEFY as suggested by Askthebuilder but not sure if after 2 years I can just apply another coat. Do you have to strip or just reapply? What sealer/stain would you all suggest.
