PET stains gone through to plywood


Finally removed the builder's grade carpet and padding to reveal terrible pet stains seeped through to the ply wood (2nd floor of 3 for 94 townhouse) Can I safely use the Zinner 123-primer water base on hand to safely "cover" the odor" that has been there. The wood trim used to tack the carpet down was even rotted through at certain areas. This remains really a do it all 3rd bedroom and really the cat litter room--so aesthetically speaking no one will be the wiser. Finally can I put any type of wood flooring on this floor or keep to new carpeting?

If the wood isn't damaged too much, sealing will work. But not with Zinsser's Bulls Eye 1-2-3. B-I-NŽ SHELLAC-BASE PRIMER would be the one. http://www.rustoleum.com/CBGProduct.asp?pid=216

Thanks Jaz, was hoping not to buy anything else--but I checked out the descript--and hopefully it will do the trick.

The solvent based seems to be a lot stronger and like it would mask smells better. We have however used the waterbased killz for clients who specifically requested it and it did the trick.

I used the BIN product and misjudged the real amount needed for the 10x12 but 2 quarts covered what I really needed to cover. Other than the BIN product smell wafting through--urine smell seems very faint so far.
