Patching Vinyl Floor Before Carpeting

I have a very old 9x9 vinyl tile over concrete slab floor in my sunroom. Pieces of the floor have become brittle and broken away. The remaining tile is firmly adhered to the concrete.

Question: what should I use to level up the spots where the tile has broken away? I am going to indoor/outdoor carpet over the vinyl. We're selling the house. See Pictures Below:

Use a cementious based floor patch. You can buy it at all home centers. Don't use gypsum based, it won't last at all.
