Open two story porch flooring


We are going to build a new house soon and we have found a house we really like which has a two story porch around 75% of the structure which has no roof covering and we would like to know what kind of flooring would we need to place on this. We are going to have a contractor to perform the work but we need to at least look into the material to see if it is going to go above our budget. We don't want leakage through the top floor. I have spoken with one contractor who really didn't know what kind of flooring would be best. I appreciate any suggestions!!

Open two story porch flooring


The traditional flooring for this application is clear tongue and groove fir. But the stuff now available will not last nearly as long as the stuff used 100 years ago.
Check on a composite product called Tendura. It is T&G, can be painted, and won't rot. But it will not be cheap.
