Cork is a great floor too, however is also is soft and will fade just like wood.
But it too will add value and be more comfortable.

Taking all the grout out and replacing it with a flexible grout may solve your problem. As long as no tiles are cracking then that should do it.

If you have UV blocking windows I wouldn't worry about it. Do what ever it is you want. I personally can't stand laminate.
I would either do natural stone, stone looking ceramic, or engineered hardwood. We put down bamboo hardwood over a concrete subfloor and for a 10'x11' room it ran about $500. I would have sprung for some nicer materials, but it is a rental.
