I would sand and retopcoat myself.

OK, I also plan on taking out the chair rail look, all the wood off the walls will be coming out, along with the cabinets.. Total update..

Thanks

I would DEFINITELY keep the floor. I love hardwood in the kitchen. You may actually want to sand all the way and refinish depending on the cabinets you go with.

Sorry J187, lol. On another forum I use, the sign says "I'm with them" instead of "stupid".

Hardwood Or Tile?

After revisiting the pictures, I can see why the author want to change the flooring...as looks like same color wood is everywhere... the wall.. the cabinet... etc... there is really a lack of contrast ..... but still...dumping away the wood flooring is kind of a waste... may be change its color is another option... or even change the cabinet...etc...

Once all that other wood is removed and those floors are redone, that interior will look great. IMO

I wonder if any of us saw this at first?

It doesn't change my opinion though. I still think you should just refinish and keep the wood - I think it'll sell better than tile - people look at it as though it wouldn't be too big a deal to tile if they dont' like the wood, but once tile is in place I think people tend not to think hardwood kitchen floors are within thier reach.

Kui - did you see that he said he's tearing out the wood panelling and also changing cabinets?
