Hard Wood Floor Refinish Question
 
I am in the process of replacing the some pine hard wood floors in a 1920's house with new oak. The question I have is what is the hardest sealant I can put on. We have 2 young kids, a big dog and all of these areas are fairly high traffic. I have seen the minwax polyurethane and minwax poly for floors in the stores, but am just curious to see if there is a better solution that is harder and would last longer, or what other people have done. Thanks in advance for any and all feedback!

Last N Last will be better than Minwax.. Minwax is at the very low end. Or if you can get a flooring installer to sell some professional stuff. Nothing will protect from the claws of dogs. Either keep the dogs out in a kennel or accept that you cannot have anything nice.

Like Bob says, if ya got dogs, there goes the finish...

But, "spar varnish" made by a variety of manufacturers is very tough stuff.

Thanks for the information. I have seen information on a 2 part product that has a catalyst added to the sealant and then drys fairly quickly. Has anyone ever used a product like this or seen what the quality level is after applied?
We were kind of hoping to get a floor finish like what is on a basketball court. Is that just a poly sealant that has a lot of coats to it or something else?
I am still putting in the wood and get a little done each night so I have some time to decide what to use.

Now you are looking at the professional grade stuff that I recommended you ask about. Just read directions and measure exactly. And it has a short pot life, so mix what you need and use it soon.
