We pulled out two walls that separated a kitchen from a living and dining room area. The living room and dining room are old hardwood; beat up but refinish-able. The kitchen was pergo, on top of laminate, on top of a layer of cork backer, on top of ¼ to ½ plywood layer that is nailed into the subfloor plywood. We want to put an island in kitchen. We are debating several options for the floor:
· Cut out the plywood and patch in hardwood, and refinish. My concern is the patch will not match and the cost for refinishing and patching is close to the cost of replacing all the hardwood with new prefinshed hardwood - as I don’t feel comfortable trying to pull this off myself (i.e. labor costs).
· Install new pre-finished hardwood throughout the area. This is a little more in cost than patching but I think I could do myself. However, I worry that prefinished hardwood in the kitchen won’t hold up to the wear, tear and inevitable exposure to water. I was looking at a pre-finished natural hickory by Bellawood.
· Tile the kitchen and dining room area, and refinish the other hardwood. This is the most expensive option and good for wear and tear. However, I think I would need a layer of plywood, backer board and then tile– which I expect will be a somewhat large transition from the hardwood and really break up the flow of the rooms. Also remains to be seen if the floor has too much flex, and I would think I would need the island in first and tile around the island.
