Flooring

Tearing carpet out of and lifting up a sunken floor in a1976 house. It has particle board flooring. The living room and dinning room will then run together. What can I put over the particle board as a top floor so that it adhears, laminate? pergo?. Also, design wise, is it best to make the dinning room and living room different to separate them or does it work to make it all the same. (we are thinking what will be best for resale). It will first be a rental so the floor with have to be repairable.

First are you sure it's partical board and not OSB, there totaly differant.
One looks like compressed oat meal and one looks like compressed long stips of wood chips.
If it's partical board I'd remove all of it, it not a sutable subfloor for anything and will turm to mush if it gets wet one time.
If it's OSB the laminite can go right over it. PS laminite is not glued down to the floor as you suggest in your post.

For resale purposes laminate flooring will only diminish the value of the property. Laminate flooring is a use it and throw it away product.

I would put 1/8 sheeting over the floor (unsure of the spelling LUON) before I installed anything over the top of it. You may want to research the vinyl "planks" that look like hardwood. It can be installed as a floating floor or glue it down.

Installing luaun (aka luan) would be a bad move. But before you do anything you have to be sure the subfloor is indeed particle board as you thought. I will bet it is particle board since it was widely used in the '70's and into the '80's, and OSB wasn't.
