floor joist


i just had my house go up for foreclouser on the 8- 15-11 due to the floor sinking into the crawl space area, and have since moved into a duplex apartment as of 1-5-11.
this house was built in 1979 with 2 x 12, 2 x10 joist i would like to know how long it would take this size of board to rot down to a 1" peice of solid wood and how much longer it would take to completely rot away and fall down if not fixed .
this house has poor drainage under the house (water stands in corners, sump is set 6" above grade, the grade of the ground around the house is none or drains into the house from the other lots)house size was 50' long by 28' wide with a one car attached garage, 3 bed , 1 bath.

Post this in the correct forum, this is a structural issue, it doesn't pertain to flooring so you won't get the answers you want. You'll need way more info and some pics would help, that's a very vague question.

If you haven't lived in the house for 7 months and its in foreclosure why would you care,, seems to me you should have asked your questions a year ago.
