Discoloration on oak flooring question, and is there UV protection?
I just bought a house (last night, in fact), and the floor guy is showing up on Monday to refinish the floors. It's a dark home, so we chose no stain at all and just a 3-layer protective clear coat for wear and tear on our white oak. A very light finish in order to help brighten the rooms up a bit.
I'm worried that we will end up with uneven discoloration because of the placement of the furniture. the current floor has a BIG "clean" area where the previous owner's sofa was, and it's hideous. People tell me this is cause by UV through the window on oil-based finishes over years and years of time.
How can I prevent this, and should I go with oil-base or water-base for the finish? (We have 2yo and a 7yo, and will eventually have a puppy, if that helps answer wear & tear questions). Are there UV-protectant urethane finishes that I should request?
