Commercial vinyl tiles over Advantech subfloor

I have a 1200 sq ft house; it is post and beam with 3/4" T&G Avantech subfloor.
This is new construction and I want to put the same flooring over the entire house in a relatively low cost, easy DIY, flooring.

I've pretty much ruled out P&S vinyl tiles due to all the negative posts about them.

Carpet is definitely not wanted, neither is laminated flooring, and real wood is too high.

I have been considering Flexitec vinyl. Locally, it comes in both 12' and 13' widths. However, the layout of the house would necessitate a lot of wasted pieces and would also need several long seams right in high traffic areas.

So, now I have been checking into low end commercial vinyl tiles.

I've read where latex adhesive is usually used to lay commercial vinyl tiles.

If one were painting Advantech subflooring, the manufacture recommends an oil base
paint, saying that latex paint will not stick so well.

So, for laying commercial tiles over the Advantech, should you use an oil based adhesive,
or is there even such a thing as oil based adhesive ?

Regardless, would the latex adhesive work just fine ?

On another thought, should the Advantech subfloor be covered with some kind of backer
board or 1/4" plywood first, or is this really not necessary ?

Finally, since commercial vinyl tiles are glued down, if they are covered with water, like from a pipe burst or something, can the water get beneath the tiles ?

Can the tiles be laid with a gap and be grouted ?

If so, would this make them more resistant to water spills ?

I think vinyl composition tiles in the main area of a residence is a poor choice, but it's your house.

Regardless, you need to install an appropriate 1/4" underlayment first. You never install vinyl tiles over any wooden subfloor.

There are many choices for your purpose. I would never recommend a vinyl tile that reminds me of my local Walmart or Kroger, those thousands of seams will get filed with dirt in a short time, plus those cheap tiles are not so easy to maintain. You should look into sheet vinyl again. There's no way you should have that much waste.

Thanks Jazman,

I really do like the flexitec, especially since the store currently has a special $.89/sq ft for one of the thicker styles.

I've tried to arrange the width a number of ways, but each way seems to leave quite a bit
of extra unusable pieces.

However, I'm even more concerned about making the seams work.

Does the seam sealant really do a good job of keeping the seams together ?

With the Flexitec, is an underlayment necessary like with the tiles ?

I am in the process of having a home built. I am trying to decide on flooring. The house will be on a slab and about 500 sq. ft. be solid surface. I am considering luxury vinyl plank. It is a floating floor system with tongue and groove. I have looked at a few manufacturers and really like it. It is about $1.99 a sq. ft.

I just got samples from build direct. It is called vesdura click vinyl plank flooring.

Commercial vinyl tiles are just like any vinyl flooring. Any imperfections telegraph thru and look terrible.

Yes, you need a smooth substrate. You might be able to get away with only patching the subfloor with the loose lay method. But that's only for small areas, not for you.

So what? Do you have any idea how much fabric was wasted making your clothes? And at that price? Any way, you must have closets and other small spaces to do too. Seams are easy to make and hold up well.

However, sheets goods may not be a DIY project for you.

Have you visited their site and watched the videos?
